WHAT DOES ABLE AGENT DO?

Listing to Close Service: YES that DOES exist!

  • Send your sellers listing documentation to sign

  • Schedule photos with your photographer of choice

  • Create MLS listing

  • Upload photos to MLS listing

  • Create custom Offer Instructions page for MLS listing with your instructions for offers

  • Upload necessary disclosures to MLS listing

  • Send listing documentation to your Real Estate Brokerage

Contract to Close Service: When you have a BOUND contract, Able Agent will:

  • Finish any remaining documents for compliance

  • Send completed contract to lender, title company, listing agent on other side, and your Real Estate Brokerage with an intro to each

  • Send intro email to your buyer(s) with who Able Agent is, Earnest Money instructions, and important dates like inspection and resolution period expiration

  • Schedule inspection with buyer's inspector(s) of choice

  • Ensure Earnest Money delivery to title company/brokerage 

  • Handle sending of repair proposal and amendment for signatures

  • Assist with any further documentation (HOA docs, Home Warranty ordered, etc.)

  • Ensure all parties are moving along with weekly follow-up to title company, lender, sellers to avoid any last minute discrepancies 

  • Schedule final walk through with your buyer(s), you, and the listing agent

  • Send your buyer(s) utilities 

  • Schedule close with your buyer(s), you, and the title company

  • Review ALTA/HUD for any errors before closing date

  • Send final closing docs to your Real Estate Broker


Able Agent WILL NOT:

  • Negotiate repairs to be conducted between both parties​

  • Accept contracts that are not in full execution
